A Tip for Property Owners/Managers:

Inspect Your Investment Property Often:

Your property is your investment. Treat it as such. Oftentimes owners get used to leasing a unit and receiving the monthly check that they become complacent and forget about checking on the property. It’s not enough to check the exterior of the property; you must take time to inspect the interior of your investment. If you invested money into stocks, bonds or mutual funds would you invest and forget about it for the next two years? Well, maybe some of you would, but you shouldn’t! This leads me to my next point. If you hire a property manager or management company to “oversee” your investment, you should still do your due diligence by checking in on YOUR investment on a routine basis. Trust me, I can give a full one-day workshop on the importance of checking up on your investment property. When it comes to your investment property, don’t get into the groove of becoming reactive–become pro-active.

A Tip for Tenants:

Read Your Lease:

Oh my, who wants to read all those pages?! Before you sign, READ the lease. In fact, you should ask to receive a blank copy of the lease, even during the application stage. Some jurisdictions require owner/managers to provide a copy of the lease during the application process. Do yourself a favor, ask for a copy and read it.

It is not the owner/manager’s responsibility to help you understand the lease, you should consult with legal counsel for that, but a prudent owner/manager should be as thorough as possible when going over the lease with you. A follow-up tip would be for you to keep a copy of your lease in a safe place. This is a legal, binding agreement between you and the owner. Treat it like gold.
